How to Choose Commercial PVC Flooring vs Rubber Flooring?

Published: 2026-08-08  |  Source: Gulin Commerce

When choosing flooring for commercial spaces, the question customers ask most is: "What is the real difference between PVC flooring and rubber flooring? Which one should my space use?" Both are elastic flooring, both come in sheet or plank form, and both feel softer underfoot than tile or wood. But the raw materials, performance and price differ significantly. As a seller of Armstrong, Gerflor, LX Hausys and other brand flooring, Gulin Commerce explains the five key dimensions based on real project experience.

1. Raw Materials and Structure: One Is Polyvinyl Chloride, the Other Is Rubber

PVC flooring is made mainly from polyvinyl chloride resin, calendered with plasticizers, stabilizers and fillers. It comes in two types: homogeneous (through-body color, the same all the way through, still the same color after wear) and composite (wear layer + printed layer + foam backing). Rubber flooring is vulcanized from natural rubber or EPDM synthetic rubber. It is denser and more compact, without the plastic feel of PVC, and the underfoot sensation is closer to "soft" than "springy".

2. Core Performance Comparison

DimensionPVC FlooringRubber Flooring
Wear lifeHomogeneous 10-15 years; composite 5-10 yearsDense and wear-resistant, 15-20+ years
Slip resistanceR9-R10 class for qualified products, enough for dry areasNaturally slip-resistant, R10-R11 class more stable in wet areas
FeelSpringy, quick reboundSofter, less tiring for long standing
Stain and disinfectant resistanceResists ordinary stains; long contact with iodine will discolorBetter resistance to iodine, alcohol and acid/alkaline disinfectants
Cigarette/heat resistanceCigarette butts leave marks easily; fears high heatClearly better heat and cigarette resistance
Material priceWide range, mainly 80-300 RMB/sqmUsually 200-500 RMB/sqm, higher

3. Which Scenarios Choose PVC, Which Choose Rubber

  • Choose PVC flooring first: office corridors, school classrooms, malls, hotel rooms, basement garages, general outpatient areas of community hospitals — high traffic without heavy disinfection and heavy loads, PVC flooring is the best value and offers the widest color selection.
  • Choose rubber flooring first: hospital operating rooms, ICUs, emergency corridors, laboratories, pharmaceutical workshops, nursing homes — areas requiring frequent iodine and alcohol disinfection, high slip resistance and comfortable feel.
  • Balanced solution: for a whole hospital project, use high-grade homogeneous PVC for corridors and public areas, and rubber for operating rooms and ICUs — controlling budget while securing performance in critical areas.

4. Three Traps Most Common in Selection

  • Comparing only material price, ignoring installation and maintenance: rubber flooring demands a flatter substrate; thicker self-leveling and pricier adhesive can push final cost well above PVC. PVC is not the cheaper the better either: a wear layer of 0.3mm vs 0.7mm can double the service life.
  • Ignoring zoned load: workshops with forklift and pallet truck aisles will show visible tire tracks on ordinary PVC or rubber in two to three years. Such areas should use industrial-grade PVC or epoxy flooring directly.
  • Blindly trusting imported brands, ignoring installation: no matter how good the material, if the self-leveling is poor or seams are not welded well, edges will curl within six months. Flooring is "three parts material, seven parts installation"; the experience of the installation crew and on-site management matter just as much.
